Maximizing Square Footage on Boulder's Small Lots


This project is located in one of Boulder’s historic districts and started as a simple remodel and addition to the existing home built in 1900. The desire of the owner was to maximize the square footage of the home by adding a second floor and digging out the existing basement to create more living space.

Once we reviewed the existing foundation, it was deemed unsuitable to support the intended renovations, so the owner decided to deconstruct the existing home and replace it.

With the total lot area equaling only .1 acre and the buildable area of the lot less than this, the challenge for us was how to maximize square footage for the owner while maintaining appropriate scale and incorporating the charm of the neighborhood into the design. Playing off of the detailing and feel of surrounding homes, the resulting 4,200 square foot, three storey home sits quietly on the site, blending into the neighborhood rather than sticking out. Detailing such as a combination of shake and horizontal siding, a curved roof over the front entry, second level balconies, and a front porch all work together to break up the overall mass of the home and add custom touches giving the home its individual character. Working within the City of Boulder’s multiple regulations, we were able to meet the spatial needs of the owner and create a design that not only fits in to the neighborhood, but compliments its historical neighbors.
